Tenant pays utilities (water, sewage, garbage, electricity, gas, internet) and is responsible for landscaping/lawn. Pets are allowed with prior approval, max. three pets. Pets must be under 30lbs and monthly pet fee is $25/pet with a non-refundable pet fee of $250/pet to be collected at the start of the lease. No more than two residents 18 years or older and up to three residents below the age of 18 may occupy the premises. Renter insurance is required. No smoking or vaping. Tenant must fill out tenant application form and complete $50 non-refundable new background, credit and income check prior to signing lease. Tenant Selection Criteria: 1. All tenants must have a minimum credit score of 650 or greater. 2. Applicant's Gross Monthly Income shall be at least 3xs the monthly rent. 3. Tenants will be rejected if they have previous and/or pending evictions on their record. 4. Tenants will be rejected who have previously applied for bankruptcy. 5. Tenants with criminal records/convictions or who are registered Sex Offenders will be rejected. 6. Incomplete or incorrect information provided in Tenant Rental Home Application is cause for rejection of a tenant's application. 7. Tenant must have positive landlord references for all residences in the past 5 years. Negative references may include late rental payments, history of damaging previous rental properties, etc. Tenant must also have positive personal references. 8. History of late rental, utility bill, credit card, car, or other payments or judgments/liens against tenant are cause for rejection of a tenant's application. 9. Tenants will be rejected if they own more than 3 pets per the terms of the lease. 10. Tenants will be rejected who will have more than 2 adults and more than 3 children staying at the property per the terms of the lease.
