    This 3 family property located in Chicopee is looking for a new owner. The building was "De-Leaded" and a certificate can be provided. All 3 floors are laid out with the same floor plan. They consist of a large kitchen, walk-in pantry with washer & dryer hook-ups. 2 bedrooms, large living room and dining room, and full bathrooms. The 2nd and 3rd floors have what are called "Through the wall" gas fired heaters, and all 3 units have programmable thermostats. There are no issues with the roof, and the cellar has no water leaks or issues. The cellar has recently been repainted. The front 2 stairways were just replaced a month ago, and the rear porches have also had some extensive repairs made. All tenants are responsible for their own utilities. The electrical service is provided by Chicopee Electric which is a municipal service, and their rates are much lower than most other utility services in the area. Currently the 2nd and 3rd floors are rented with the 1st floor available for rent, or owner occupied. The 2nd and 3rd floor tenants are the ideal tenants that every landlord hopes for. They all get along, pay their rent on time every month, and keep their apartments in clean condition. There are NO issues with either of them at all. The only item that this property needs is new vinyl siding. At first glance the outside can make you want to take a pass on it, but trust me when I say that once you see the interior of all 3 floors, you'll completely change your mind. Please take the time to give it a look and you'll be amazed at what it looks like and the condition that it's in.
