    Welcome to Ipswich from this quintessential "Diamond in the Ruff". Apparently located in the town's "GB" district (w town water & sewer along w street gas) the opportunity here depends on you. When Seller purchased the property it appeared the section behind the white fence was included. They've paid taxes on that parcel (referenced as "Lot A" on some paperwork) but despite clear documentation showing the now deceased owners w very scarce to non existent heirs clearly "intended" Lot A be added to the parcel the home offered sits on now according to the deed the Seller received at purchase decades ago but we cannot find a Deed ratifying those intentions. That said the town assessor's office sees the land in Lot A as belonging to 28 Brown Sq. Practically speaking that puts the side of the home w the 2 porches right on what we believe is the Lot A boundary.
