RENTAL AGREEMENT GUIDELINE RIDER 1. 2 months? rent is required as a Security deposit. This is not the first and last month's rent. These monies will be secured by Peyton?s LLC until the physical inspection of the vacant apartment is conducted with expectation that the apartment condition is in the same conditions as when the lease commenced. Photographic records have been created of condition at start of lease. 2. Credit, criminal and housing searches will be conducted on all Applicants and Co-Applicants. A $60.00 non-refundable fee is charged for each applicant. This payment is due (money order ?Pay to the order of Peyton?s LLC) with application submittal. 3. The lease is for one year, occupancy based on the lease. A fee is required for any additional occupant after written approval from Peyton?s LLC is received. Visitation of 10 days or more may be considered an additional occupant. Failure to report additional occupants is cause for lease termination and full security deposit forfeited. If lease is broken before term end, deposit will not be returned. Notice of 60 days is required if tenant is not going to renew lease. 4. Rent is due the first day of each month via direct deposit to assigned bank account. 5. Applicant/Tenant is responsible for the electric, propane (delivery and service contract if applicable) and all other optional utilities. All utility installation plans of any equipment (cable, satellite, dish, etc.) must be reviewed and approved by Peyton?s LLC in writing prior to installation. If any installations are conducted without this permission, lease cancellation and deposit forfeit may result. 6. Applicant/Tenant is responsible for snow, leaf, and trash and recycling removal, and all lawn care. 7. Applicant/Tenant is required to purchase renters insurance, noting Peyton?s LLC as a co- insured. A copy of this completed approved policy must be submitted at lease signing. 8.
