Please note that this is an accessory dwelling unit situated on the same property as the main home, so you may see or hear other occupants during your stay. Rental Terms & Policies Rental Length Furnished unit for mid and long term rental, 30 days+ only. Cleaning A one-time move-out cleaning fee will be charged with the first months rent. Additional charges may apply for excessive cleaning (e.g., heavy stains, strong odors) to be deducted from the insurance deposit. Screening & Insurance All tenants must complete a basic screening via a secure third-party platform (includes photo ID, rental history, and income verification) Renter's insurance is required for all stays (we recommend Lemonade as a fast and affordable option) Lease, Payments & Deposit Tenancy is confirmed upon signing a lease agreement First month's rent and security deposit are due upfront to secure the unit Security deposit (equal to one month's rent) is refundable after a satisfactory move-out inspection Utilities & Supplies Rent includes utilities, pest control, and sewage Includes a $100/month utility allowance.
