With 1 dedicated garage parking spot (ideal for a small-to-medium car), you can easily explore greater San Diego, including Pacific Beach, La Jolla, and Downtown. If you prefer not to drive, the neighborhood is exceptionally walkable and bike-friendly most daily essentials, beaches, and local eateries are just a short walk away. We have an additional rental agreement that is required to be signed after booking your reservation. We also collect a copy of your government ID/license that is required by our insurance company to have on file. We reserve the right to cancel reservations if these requirements are not met within 24 hours of booking. Unexpected circumstances happen - we HIGHLY recommend purchasing travelers insurance to protect your stay. Reservations booked for 28 days or more will require additional screening process, security deposit and supplemental lease agreement to approve reservation. All reservations are subject to a non-refundable credit card processing fee. If a reservation is canceled within the refund-eligible period, the refund will be issued minus the credit card processing fee, which is equal to 5% of the total reservation amount. These fees are non-refundable as they are charged by the payment processor and cannot be recovered. By booking, the guest acknowledges and agrees to this policy. A $500 refundable security deposit hold will be placed on your credit card prior to arrival. This hold will be fully released after checkout, pending an inspection of the property to ensure no damages or missing items. Rental Length: This home requires a tenancy of 30 days or more. Cleaning: A one-time cleaning fee is due with the first month's rent. Excessive cleaning, such as heavy stains or lingering odors, may incur additional charges deducted from the security deposit. Screening and Insurance: All tenants complete basic screening through a secure third-party platform, including photo ID, rental history, and income verification. Renter's insurance is required for all stays; we recommend Lemonade for a fast, affordable option. Lease, Payments, and Deposit: Tenancy is finalized with a signed lease. To secure a unit, the first month's rent, cleaning fee, and security deposit are due upfront. Security deposits equal one month's rent (capped at $8,000) and are refundable following a satisfactory move-out inspection. Utilities and Supplies: Monthly rent includes utilities, pest control, and sewage, with a $100 per bedroom monthly utility allowance. Tenants are responsible for any overages. A starter supply of essentials, such as toilet paper, paper towels, and dish soap, is provided at move-in; ongoing replenishment is the tenant's responsibility. Pets: Pet-friendly homes allow up to two dogs with a $500 non-refundable fee per dog. Other pets may be considered on a case-by-case basis. In non-pet homes, pets may be allowed with prior approval. Tenants are responsible for cleaning up after pets and for any damages caused.
