Cottage is located behind the main house. It has its own separate entrance. Rental Process: (Please review ) 1. Visit the neighborhood: Drive by and check out the neighborhood of the rental(s) you're interested in. 2. Fill out a rental application: ONE APPLICATION good for any of our rentals. 3. Submit a credit report: If you can a provide a current credit report, there is no fee. Once a year, you can obtain a free credit report at www.annualcreditreport.com. If you would like us to run one for you, we charge $20.00 PER ADULT (18 and OVER). Payments for credit report must be made by cash, money order or check. 4. Criteria: On Approved Credit; Credit score below 600, past due amount is more than $1,000, court judgements, collections, or more than 3 delinquencies, criminal record, it WILL NOT be approved. We also check to make sure your income is sufficient to pay the rent. If you have landlord evictions, it will NOT be approved. MUST HAVE SUFFICIENT INCOME that nets at least twice the rent amount. 5. SHOWING: Once your application is approved, we will schedule a showing of the property. 6. We have a NO PETS policy. 7. We DO NOT have any units that are HUD approved at this time. Tenant will be responsible for Electricity and Shared Water & Sewage. (Tenant is responsible to coordinate Water & Sewage bill with Tenant in Main house). **Owner pays for Yard Service
