The apartment has all new electrical wiring, fixtures, switches and receptacles (updated from original wiring from years ago). New plumbing (gas and water) in the kitchen, operate all of the fixtures and appliances. The apartment is freshly painted; the main room has original oak flooring. The bathroom is clean and tidy but dated (but the kitchen makes up for it!). The apartment is conveniently located on the second floor with two modes of entry, one at the front of the apartment and the other located at the rear (kitchen) withe access to the rear fire escape. Neighbors in the building are quiet working professionals, many who have been there for some time. The building just received a upgrade to the front garden: Gone is the old concrete slab (that once covered the front garden) and is replaced with professional landscaping, evergreen ground cover, a flowering crapemyrtle, flagstone steppingstones, a updated cement staircase and a Butler stone curb with a flagstone cap. The gas and electric are the responsibility of the tenant and water is billed out monthly and is a fractional share of the total consumption of the building. Street parking is ample and is rarely more than a half block stroll from the front of the building. North Calvert street is a thoroughfare of Baltimore City, yet the apartment is remarkably quiet. The rear alley is well lit and recent upgrades to the rear landscaping ensure that the drainage from the roof and the rear yard is discretely conveyed to the rear alley. Rent is due on the 25th of each month for the forthcoming months, it is invoiced digitally on the 20th of every month and sent via email (ACH bank transfer). One pet is allowed and a situational fee is assessed if the dog is being curbed on the premises and is NOT being immediately cleanup up after. Utilities are all the responsibility of the tenant, the gas & electric is put in the tenant name but that is not possible for water. Water is reimbursed to the property manager and is invoiced as to the fractional amount of consumption based upon the total number of apartments (6).
