    This is a new Detached Auxiliary Dwelling Unit built in 2023 with it's own private parking space. It is located in the alley behind an existing duplex at 2815 NW 57th St. The lower floor is designed as an ADA apartment. It can be used as a large living room/office or as a separate 3rd bedroom. It has HVAC units that provide heat and cooling with heated bathroom floors and solar panels that reduce utility costs and includes laundry on site. Circuits available for Electric Vehicle charging and cable internet. Each bedroom has its own porch. Very walkable neighborhood near parks, buses, restaurants, library and stores. A one year lease is required. The applicant shall have an income at least 3 times as great as the monthly rent from a job that they have held for at least three months. The applicant will be responsible for all utilities charged against the unit. This includes 1/3 of the Water/Sewer/Garbage bill charged against the entire property (there are 2 other units on the property). Last year the electric and sewer bills averaged $130/mo. We don't accept animals and there is to be no smoking inside the unit. They must demonstrate a credit score of 700 or better with no evictions and no bankruptcies in the past 7 years. Applicant must have 24 months verifiable rent or mortgage history from a non-relative. No collections from housing providers. There is one dedicated parking spot for this unit any other vehicles must be parked on the street. Renters are responsible to keep the grounds neat including mowing the grass and weeding gardens.
