    This is a superb recreational property for great fishing, hunting with lots of trails for ATVs, hiking, mountain biking, climbing, and horses. There are also many potential homesites. A few fields have long been cleared, but many more that might be cultivated for dispersed housing. Each area could have an ample yards and places for personal family gardens and pets. The land is blessed with a spring that feeds the creek; and, there's an old pond which might be restored. It would need to be fully reopened again. There are magnificent views of the river, the mountains within the property, and of the mountains beyond. Those views can be opened wider to your pleasure. This property was loved, and fully lived upon in the early 1900's. A home and many barns, sheds, small storage buildings and animal shelters were built during that time. In its largess this land also has other notable features. One of them is a most interesting rocky section that is just beautiful. It lays on the lower side of the mountain at the top of the amazing cliff that rises up above the river. That whole area is under very tall trees which naturally keep the ground fairly clear of brush under the shade of its canopy. And, there's a small cave in the cliff wall below. The rock features are fascinating and so are the views from there. The mountain to the back of the property is loaded with hardwoods that bless us with spectacular beauty in the fall but it was timber cut. Roughly 25 years ago is a good guess. The forest rises way up to the top of the tallest peak. Old logging roads that were left behind will make it possible to re-establish old trails that reach all the way to the top. There is a large, fairly level saddle between the high peak and the draw. Truly this is an amazing property that will be worth the sweat equity you'll want to expend to bring it back. The current owner has generally maintained many of the trails and the open areas through the years. The old home, barns and buildings from the 1900's have been left to nature's treatment. Some cleaning up will be in order. But you will find these areas will be good for your uses. The property is being sold strictly ''AS-IS''. No monetary value has been attributed to the buildings or the trailer, and they will all remain. There is a septic system and electricity, and the property is serviceable by the spring for water. Fencing along the west line and a few other areas remains intact. There is nearly a half mile of direct frontage on the Clinch River, and very usable land with clearings and forests that rise from the river to the mountain peaks. So much potential and adventure will unfold to you. If this is the kind of property you are hoping for, you will not find one better.
