Energy efficient home, and is heated by natural gas furnace, so we usually have it shut off from spring to fall so 1/2 the year there's no gas bill. Vivint smart home system has security, fire, and medical, as well has smart home controls, you can arm the house, turn on lights, unlock/lock front door, set Thermostat, and open/close garage door all via App where ever you are in the world with an internet connection. If you want to install a different service, you are welcome to, but you must cover all fees and equipment charges. Also if you install equipment, it must stay when you leave. Unlike apartment living, we are open to you painting the walls(upon termination of lease it must be refreshed), change out fixtures, customize how ever you like on the inside, just please give us a heads up. Unfortunately, the HOA controls how the house looks on the outside. Tenants will pay for water, electric, gas, internet, Vivint monitoring fees (if tenants opt to keep service). Owner will pay for the HOA fees (nominal fees, not fines assessed due to violations, tenants are responsible for any fines.) Any HOA notification must be relayed to Landlord. Tenants are required to have rental insurance. Garage will fit 2 average sized vehicles snugly, parking also available on street and driveway. Garbage and recycling cans must be hidden from view at all times except 24hrs window on pick up days. No smoking on premises for renters or their guests. No substance abuse of any kind. Pets are OK, will require pet rent of $50, $60, or $75 for small(under 25lbs), medium(25-50lbs) or large(over 50lbs) respectively, pet rent is per pet. Also require deposit of $900.
