1. Renters are in charge of all payments of utilities, water & electricity during the course of lease 2. Lease term would be set at 11 month renewals 3. Owner maintains the right to inspect property every 3 months. Owner will provide at least 24 hours written notice before entering, except in emergencies. 4. There will be an additional charge if renters have pet (terms tbd) 5. Cause of immediate eviction would be subletting, running a business, or engaging in illegal activity 6. Rent would be due on the 5th of every month with late charge of $50 per day 7. Rent should be transferred via direct deposit each month 8. No smoking allowed 9. Tenants are responsible for the upkeep of the premises, maintaining clean and damage free property during lease duration
