    This Lease Agreement covers the rental of the residential property located at 2825 Moonstone st, Indianapolis, IN 46268. Tenant agrees to the following terms: 1. Lease Duration & Rent: Tenant shall pay rent in full and on time each month, according to the schedule and amount stated in the lease. Late fees may apply for overdue payments. 2. Security Deposit: A security deposit is required prior to move-in and will be held to cover any damages beyond normal wear and tear. 3. Utilities & Maintenance: Tenant is responsible for all utilities. Tenant must maintain the property in a clean and sanitary condition, promptly report needed repairs, and prevent any damage to the home. 4. Occupancy: Only the individuals listed on the lease may reside at the property. Subletting or additional occupants require written approval from the Landlord. 5. Property Care: Tenant must keep the home, yard, and surrounding areas clean. Any damage caused by negligence or misuse will be repaired at the Tenant's expense. 6. Pet Policy: Pets are permitted only with written approval from the Landlord. Tenant is fully responsible for all pet-related damages, including scratches, stains, odors, carpet or floor damage, wall/door damage, and any landscaping or yard issues. Tenant must clean up all pet waste immediately and ensure the property remains odor-free. At move-out, Tenant must cover any additional cleaning or professional carpet treatments required due to pets. Tenant assumes full liability for any injuries or damages caused by their pets. 7. Noise & Conduct: Tenant must not engage in loud or disruptive behavior. Disturbing neighbors or violating community rules is a breach of the lease. 8. Smoking Policy: Smoking is not allowed inside the property. Any smoke-related damage or odor removal will be charged to the Tenant. 9. Alterations: No modifications, painting, or structural changes may be made without written permission from the Landlord. 10. Entry by Landlord: Landlord may enter the property with proper notice for inspections, repairs, or emergencies as required by Indiana law. 11. Move-Out Condition: At the end of the lease, Tenant must return the property in clean, undamaged condition. All keys and remotes must be returned. Cleaning or repair costs beyond normal wear and tear will be deducted from the security deposit.
