Our application process is designed to be straightforward and transparent, ensuring a good fit for both the tenant and the landlord. Key Application Details: Application Fee: A non-refundable application fee of $40 is required. However, this fee is only charged after the application has been approved. This encourages all interested parties to apply without initial financial commitment. Photo ID: A government-issued photo ID (such as a driver's license or passport) is required for all adult applicants. This is used to verify your identity and is necessary for background and credit checks. Credit Requirements: Applicants must have a minimum credit score of 650. This requirement is in place to ensure financial stability and reliability. Applicants will be responsible for the cost of these checks. Income Verification: Applicants must provide proof of a gross monthly income that is at least two times the amount of the monthly rent (i.e., for a monthly rent of $1,650, the applicant's monthly income should be at least $3,300). Special Offer: If applicants pay the rent upfront for the entire lease term, we will make an exception and approve their application, waiving the standard credit and income requirements. Additional Information: Applicants may be required to provide additional information such as past rental history, references, or other relevant details to support their application. Flexible Rent and Payment Terms, No Hidden Fees, No Administrative Fee Long-Term Rental (1 year and beyond): For a lease term of one year or longer, the monthly rent is a competitive $1,650. Medium-Term Rental (7 to 11 months): For lease terms between 7 and 11 months, the monthly rent is $1,700. Short-Term Rental (3 to 6 months): For lease terms between 3 and 6 months, the monthly rent is $1,800. First Month's Rent: The Tenant agrees to pay the first month's rent corresponding to the lease term at the signing of this lease. Utilities: Water: Tenants pay a flat fee of $20 per tenant per month. Other Utilities: The Tenant is responsible for all other utilities, including but not limited to electricity, gas, internet, cable, and telephone services. Move-In Date: The Tenant must move into the property within two weeks of the signing date of the lease agreement. Failure to move in within this time frame may result in the termination of the lease at the discretion of the Landlord. Security Deposit: A security deposit is required at the signing of this lease. This deposit will be returned to the Tenant upon the termination of this lease, subject to the option of the Landlord to apply it against unpaid rent and damages. Pet Policy: Pet-Friendly Environment: We are pleased to offer a pet-friendly home. Tenants are welcome to keep pets on the premises. Number and Type of Pets: Tenants are allowed up to 4 pets. All pets must be disclosed to and approved by the Landlord. Restrictions may apply to certain breeds and sizes of pets. Pet Deposit: A non-refundable pet deposit of $100 per pet is required. This deposit is in addition to the security deposit and is meant to cover any potential damage caused by the pet(s). Pet Conduct: Tenants are responsible for their pet's behavior and must ensure that their pets do not cause a nuisance to neighbors or damage to the property. Rental Insurance: Requirement for Insurance: The Tenant is required to obtain and maintain a renter's insurance policy for the duration of the lease. Additional Interest: The Landlord must be named as an Additional Interest or Additional Insured on the Tenant's renter's insurance policy. Proof of Insurance: Proof of the renter's insurance policy must be provided to the Landlord prior to the Tenant moving in and upon renewal of the policy. Lease Agreement Participation: All applicants who are 18 years of age and older must be listed on the lease agreement. This requirement is to ensure that each adult occupant is legally responsible for complying with the terms of the lease, including payment of rent, maintenance of the property, and adherence to all lease policies. No Smoking Policy: Smoking is strictly prohibited INSIDE the property at all times. Violation of this no-smoking policy will result in penalties as outlined in the lease agreement and could lead to termination of the lease.
