If the Landlord cuts the lawn as a result of being notified by the city of overgrown lawn or weeds, the Tenant will be charged $75.00 as a service fee. AIR CONDITIONING SERVICE. SMOKING. If the Tenant violates this provision by having a pet on the Property, the Landlord will charge the Tenant the maximum fees for extermination services, carpet or furniture cleaning, replacement or other costs associated with the presence of such an animal in the apartment. If the pet is left on the Property after the Tenant has been removed from the Property, the pet will be released to the local animal shelter. NO PARTIES & DISTURBANCES. Tenants shall not make or permit others to make or engage in any loud or boisterous conduct or otherwise disturb other Tenants of buildings or neighbors in adjacent buildings. No parties, loud music, or anything that affects the privacy of others. Tenant's family and guests shall at all times maintain order in the Property and at all places on the Property, and shall not make or permit any loud or improper noises, or otherwise disturb other residents; Keep all radios, television sets, stereos, phonographs, etc., turned down to a level of sound that does not annoy or interfere with other residents; NO ILLEGAL OR DANGEROUS MATERIALS OR GOODS. Tenants will not engage in or permit any of the following materials or goods be present on the Property that the Tenant resides in: any illegal goods or materials of any nature, any kegs of any size containing any alcoholic beverages, any drug-related paraphernalia including, but not limited to bongs, water pipes/hookahs, or roach clips, any dangerous, hazardous or highly flammable materials including, but not limited to, weapons, firearms, BB guns, explosives, hazardous chemicals, or propane tanks.
