As this is our primary home, we require a full background check and references from all applicants. Well-behaved dogs are considered on a case-by-case basis. Lease duration: August 15th November 15th. Can extend to the end of 2026 (12/31/26) if desired. Utilities included: Owner pays all utilities gas, electric, water, sewer, stormwater, garbage, recycling, compost, and internet. No utilities placed in tenant's name. Security deposit: 1 month rent. Required at signing. Refundable within 30 days of lease end, subject to property condition. Cancellation policy: Deposit refundable if cancelled 60+ days before start; non-refundable 30 60 days out; full rent owed if cancelled within 30 days or after rent is due. Parking: Driveway (first come, first served), or street. Pets: Not allowed inside without written owner permission. Smoking: No smoking or vaping of any kind inside the premises. Subletting: Not permitted Guest stays: Limited to 14 days without written owner consent. Tenant responsibilities: Exterior maintenance (yard, trash removal), interior cleanliness, and returning property in move-in condition. Property must be cleaned 24 hours before lease end.
