Well maintained 12 X 60, 720 square foot trailer PEST FREE no roaches we sprayed regularly no bed bugs or history of any. 2 bedroom 1 bath, Roof rerolled 2 years ago wont need done again for 5 years at least NO LEAKS. Was PSO weatherized in 2012 they put new very nice seals around the doors caulked in the windows and went through and sealed any air leaks with sealant. Solid floors redone 5 years ago, solid set no creaking or shaking when you move around. washer dryer hookups in bathroom or can be moved into the 2nd bedroom, central air, gas heater. Comes with fridge, gas stove, and portable dishwasher bought in 2012. All new drain plumbing installed in sept 2013 kitchen drain was switched sides with toilet drain causing toilet to not flush full force every time but only started AFTER new drain plumbing was installed still functions fine but an easy fix if you want does not cause any issues other than toilet not flush full force on occasion must reflush NOT A PLUG PROBLEM, used water heater installed 2011. Comes with wood shed build in 2012 8x8 with composite shingle roof with vent lots of storage room in shed its going to last forever. Has nice white fence. Has wheel chair ramp that can be easily removed if you want, the existing stairs are still under neath the ramp. Porch is solid. Painted inside in 2012 with Behr paint. Has added sun shading and lattice we used to grow ivy. Two mature trees in rear. Carpets cleaned 5-26-14 living room and hall show heavy traffic stains but otherwise its in great shape. We are none smokers so it was a smoke free environment. Owned free and clear title. Trailer can be moved but must be paid in full and you will be responsible for lot rent until moved . Sits in nice quiet community with great lot managers , you must fill out an application with lot manager and pass limited back ground. Basically they want to know you are not going to be dealing drugs or causing lots of problems. My husband has felony convictions but we assured them we were beyond that phase and they gave us a chance and we ended up living there for 4 years so just be up front and honest with them and you wont have any issues. The Lot manager is SUPER handy and can fix anything for a very good price. He has always helped us out when we needed help with stuff. Animals allowed but only up to 15" tall on dogs due to park rules and no pit bulls allowed sorry just FYI ahead of time they are not allowed by the lot rules. Lot rent is 165 plus your water sewage and trash. We paid about 185 a month total, lot rent will be prorated for month you buy it. If you cannot pay right away you may pay a non refundable deposit of $200 to hold the trailer for the remainder of the month. They have dumpsters and the lot manager has a large dump trailer for any construction waste or furniture or large trash items you want to throw out, and he lets you throw stuff in FREE OF CHARGE! I am really going to miss that! The neighbors are very nice and quiet. The kids are wonderful. Catoosa school district.
