1. Utilities:
Landlord shall provide electricity, gas, water, sewer, trash, internet service, front ring camera service and landscaping. Water and Gas/Electricity usage is included up to $130.00 and $120.00 per month. Any amount exceeding those amounts respectively shall be billed to Tenant and due with the next rent payment.
2. Cleaning Expectations:
Tenant shall return the premises in substantially the same clean condition as received, ordinary wear and tear excepted. Tenant is responsible for excessive cleaning, damage, missing items, stains, or removal of personal property.
3. Yard Maintenance:
Tenant shall maintain the yard in a neat and orderly condition, including removal of trash and reasonable care of landscaping. Landscaping provide by landlord.
4. Office/Flex Space:
If tenant wishes to add a bed to the office space, they are welcome to at their own expense, contact landlord for coordination.
5. Lease Termination by Tenant:
If Tenant vacates prior to expiration of the lease term, Tenant remains responsible for rent until the earlier of (a) the end of the lease term or (b) commencement of a replacement tenancy, less any rent received from a replacement tenant.
