I'm searching for a responsible family or individual(s) to occupy my home - preferably long-term (1+ years). - 3 bed, 2 bath - Home will come unfurnished. - Low maintenance landscaping (no grass) - No pets or smoking. - Apologies ahead of time for slow responses. **Potential tenants will be asked to complete a pre-screening survey.** Screening criteria: - No pets allowed - No smoking, vaping, or cannabis use on the premises - Proof of income required (acceptable forms: pay stubs, tax returns, offer letters, bank statements) - Gross income must be at least 3x monthly rental rate - Must be able to provide rental references, or alternative references such as employer, mortgage history, or personal references - Minimum 650 credit score - Minimum 90% on-time payments or no more than 2 late payments reported 30+ days late in the past 24 months - No unpaid accounts in collections in the past 3 years (medical debts excluded) - No unpaid accounts in collections related to a prior tenancy - No evictions from non payment of rent or lease violations in the past 5 years - No registered sex offenders - No convictions in the past 7 years for crimes related to violence, theft, fraud, or drug manufacturing or distribution. Drug possession convictions will be considered on a case-by-case basis. - Applicants who do not meet one or more criteria may submit additional documentation or context for consideration Additional notes: Owner pays for monthly HOA dues. Renter covers all other utility costs. Tenants must abide by HOA guidelines. HOA fines due to rule violations will be the responsibility of the tenant. Most maintenance items will be the responsibility of the tenants. This home has low maintenance landscaping but tenants must monitor for and remove weeds in timely manner.
