At the end of the 12-month term, a month-to-month holdover tenancy can be created. Tenant is responsible for notifying Landlord (30) days written notice prior to termination. RENT: Tenant will pay Landlord a monthly rent of $3600 and will be due on the first day of each month during the 12-month term. First month's rent is payable to Landlord when tenant signs agreement. LATE FEE: A $150 late fee will be charged if rent is not paid on time. Rent paid after the first day of each month will be deemed as late and and tenant will have to pay a set late charge of $150. UTILITIES: Renter is responsible for all utilities (gas, electricity) and water. The tenant is also responsibile for all other services on the premesis such as internet, cable, etc. SECURITY DEPOSIT: Tenant will pay a security deposit of $3600 and this deposit may not be used for the last month's rent of term. The tentant will be entitled to a full refund of the security deposit if tenant returns possession of the premsis to the Landlord in the same condition as acceptance, ordinary wear and tear excepted. Within 15 days after termination of agreement, the Landlord will return the security deposit. Any reason for retaining a portion of the security deposit will be explained in writing.
