Household expectations and use of shared spaces will be clearly outlined before move-in. Water, gas, electricity, Wi-Fi, and security monitoring are included in the monthly rent, subject to the utility allowances outlined in the lease. This includes, but is not limited to, cigarettes, cigars, pipes, hookahs, electronic cigarettes, vape pens, marijuana, cannabis products, and any other smoking or vapor-producing device or substance. Residents are responsible for ensuring that their guests also comply with this policy. Any violation may be treated as a lease violation, and the resident may be responsible for all resulting cleaning, deodorizing, remediation, repair, or damage-related costs. Pets may be considered on a case-by-case basis and require prior written approval. A nonrefundable pet fee will be charged per approved pet and will be due at lease signing. Pet restrictions may apply based on the type, size, number, and history of the animal. The pet fee does not cover damage, excessive odors, flea treatment, waste removal, or cleaning beyond ordinary use. Any additional pet-related cleaning or damage identified at move-out may be charged separately in accordance with the lease. Unauthorized pets are not permitted.
