APPLICATION DENIAL CRITERIA INCLUDE: * Judgments or Liens - applications will be denied if there are any judgments or evictions within the past 2 years. * Criminal Records - applications will be denied for lifetime sex offenders and felony charges in the past 7 years. * Rental Collections - applications will be denied if there are any collections from property management companies or landlords within the past seven (7) years. * Utility Company Collections - Tenant(s) are required to put the electric, gas, and water service into their name for the property. Should a prospective tenant have a collection from a non-telecommunication utility (i.e. Duke Energy) a prospective tenant will need to pay their creditor in full and provide us proof of payment. * Medical Collections - these debts will not be considered in the application evaluation. * Deferred Student Loans - these debts will not be considered in the application evaluation.
