Renter is responsible for all utilities (Gas through Kansas Gas Services, Electric/Water/Trash/Sewer through Board of Public Utilities). First month's rent is due at signing, and the deposit is due upon pre-approval. No smoking inside the home, and the renter must have renter's insurance.
