Tenant is required to obtain renter's insurance for personal property and liability coverage and provide proof of policy prior to the lease start date. Tenant has access to private backyard area and is responsible for keeping it reasonably clean. No permanent structures or alterations without landlord's written approval. No smoking allowed inside the property. Tenant agrees to notify landlord of any maintenance issues promptly.
