    The Ward Ranch is listed with 18.58 acres (has a home and barn) in Camp Verde and two grazing permits for 844 AU and 12 horses on 79,227 acres of Coconino National Forest. The cattle and equipment on the ranch are included in the asking price. There is also an additional 46.98 acres available to purchase at Camp Verde that would make for an excellent location to build a grow yard for calves weaned from the ranches. The Ward Ranch consists of two grazing allotments that winter in the lower elevations of the Verde Valley and move cattle on top of the Mogollon Rim for the summer. Elevations in the winter country range from 3,000 to 4,500 generally. Elevations in the summer country ranges from 6,000 to 7,000. Predominant grasses include black gramma, side oats gramma, western wheat and galleta grass, lower elevation sees a mix of mesquite/pinyon-juniper while higher elevations see pinon-juniper/ponderosa pine. The 13 Mile allotment for the most part runs north of SR 260 and south of West Clear Creek. The Fossil Creek allotment for the most part runs south of SR 260 and north of Fossil Creek and the Verde River. In 2021 the Backbone fire burned the lower country on the Fossil Creek allotment. Improvements include a 2,194 s.f. three bedroom/3 bathroom home (built in 1997) and a 2,400 s.f. steel frame barn on concrete pad with 1,200 s.f. of lean to roof (built in 2006) at the headquarters. There are traps and working corrals throughout the grazing leasehold. The 13 Mile allotment is fenced into 11 main rotational pastures, some areas of boundary are from natural steep topography. The 13 Mile cabin in the summer country (Macks Cabin) is on Coconino National Forest. The Fossil Creek allotment is fenced into several main pastures, ownership has been working on removing electric fenced smaller pastures. The ranch has an excellent set of shipping pens on Mud Tanks Mesa with a scale and hydraulic squeeze chute. There is also a small cabin by the shipping pens. The Ward Ranch is a classic north central Arizona ranch that winters in the lower elevation country of the Verde Valley and summers in the higher elevation on top of the Mogollon Rim. Cattle can thrive on this type of ranch that dont have to deal with the harshest parts of summer and winter. This is an area where ranches are typically held for multiple generations and seldomly come on the market. The ranch headquarters is on SR 260 in Camp Verde and with commercial and residential zoned land would be an excellent investment for possible development one day.
