It shall be paid directly through Zillow or another form provided by the landlord. Personal checks are acceptable with $35 fee for bounced checks. Late fee of 5% shall be charged if rent is not paid on time. 5. One month rent deposit of $4500 is required and shall be returned on termination of the lease after examining property fixes/applying repair. Deposit shall not be applied to last month's rent. Deposit shall be returned within one month after tenants move out. Security deposit will be held in cash form and there shall be no interest paid to the tenant. 6. It is tenant's responsibility to keep the rental premises clean and sanitary and pay for any damage caused by his or her abuse/neglect. It is a requirement that tenant alerts the landlord for defective or dangerous conditions in the rental property for repair requests. Tenant shall not be allowed to add/alter appliances or install additional alarm systems or paint walls without consulting with the landlord. 7. To make repairs, landlord shall have legal right of access to the property and shall give at least 3 days in advance notice before entering with exact window of time provided. 8. Disruptive behavior, excessive noise and illegal activity shall never be tolerated and prohibited. 9. Up to three cats are allowed and the tenant shall keep the property free of animal waste as much as possible. 10. Subletting is strictly prohibited and shall face legal actions if tenants not specified on the lease occupy the property. 11. Landlord shall be responsible for HOA fees, trash, gas fees, and solar panel payments. Tenants must be responsible for electricity and water/sewage. 12. Frontdoor lock passcode will be provided and shall not be altered or changed. Up to 2 garage keys and 1 mail key will be provided. 13. No smoking of any kind will be allowed inside the property. 14. Any business use that tenant may run from home shall be communicated to the landlord.
