This is one of the lower prices in Winterhaven. Winterhaven is an Over 55, Golf Course - Gated Community. It has two swimming pools, two clubhouses, numerous activities, shuffleboard, pool,ect.; with a low HOA fee of $70/month. This is a one owner house that has been well maintained. It has new carpet and padding. It has a newly painted interior throughout. It has new exterior trim and door paint. A new veneer of rock has been recently added to freshen up the outside appearance. The landscaping has been cleaned up to only leave low maintenance, low water use - mature plants. I had this house built to be very energy efficient. It had upgraded insulation added throughout, during construction. It has natural gas for the furnace, water heater and dryer. It has a large shade tree to guard the west side and roof, which effectively blocks the objectionable radiant heat gain in the summer. In the winter the deciduous tree loses its leaves and allows abundant sun in the window for free solar heat. A couple of other features to note on the photos are the relatively large flat yard and driveway. Most of the houses in Winterhaven have slopes in the yard and/or driveway and have shorter driveways. If you have guests or do not like slopes or just like to maximize your useable yard space, this will be an advantage. The back yard and porch is very private and has no direct sight line to any of the neighbors yards, except one, and there it has been obstructed with shrubs. The view of the mountains is very good and you can enjoy both the fall colors and the snow pack on the 9000 foot plus peaks.
