    What's special

    You have come across a very unique home located only 15 minutes from Zion National Park. This home was built to have a permanent resident or homeowner and three short term rentals. Even though allowed by the ordinances, the mayor does not want it used this way. I have other things to do and do not have the time to wait for her to be voted out of office, so I am going to move on to other things. My loss is your gain. The main floor is made up of a two bedroom and one bath residence as well as a separate studio unit that can be connected to the other, but it still has a separate entrance. These two units are currently rented to one entity for $2100 per month. Their lease is up April 30, 2024, but they have expressed interest in renting the entire building for 3-5 years. They love it there. I am marketing this as a single family home, but there are lots of possibilities, so use your imagination. It could be used for a multi generational family, grown children/families. Dependent parents, caregiver space etc. I am confident that someday it will be allowed to be used as it was intended as well. The upstairs are essentially two identical units, although one is slightly larger. They are currently fully furnished, but are being sold without furnishings. Each unit has one huge bedroom that currently has two king size beds and still lots more room. They also have large walk in closets with washers and dryer hook ups in them. Each has a large pantry, walnut cabinets a large storage room. The bath vanity is separated from the toilet and shower area. There is also a large covered deck for each unit. There are two single car garages with openers, two covered carport spaces as well as two RV hook ups, one on concrete and one on gravel. Both have 50 amp service as well as water and sewer hook ups. There is additional parking space for an additional 7 cars or so. Everyone loves the gazebo in the back yard. It has power, lights and is a great spot to barbecue. The yard has automated sprinklers and drip system. I have someone who helps with the yard who likely would be glad to continue, if desired. He just comes as needed and is paid by the hour. If you would like to see the upstairs, that can be arranged most any time since it is unoccupied. If you are interested after that we can make arrangements to see the main floor. Because of its proximity to Zion and all of the outdoor delights of Southern Utah this is a special property and has the potential for great appreciation over time. I would prefer to keep it, but have decided to sell. I have bought and sold many properties in the past. I have a Realtor that I trust that will do all of the necessary paperwork.
