Lease Terms Tenant is responsible for all utilities, including electricity and water, based on actual usage. No smoking is permitted inside the home or anywhere on the property. Pets are negotiable and subject to owner approval. If approved, a $350 non-refundable pet deposit and an additional $50 per month, per pet will apply. First month's rent and last month's rent are due at the time of lease signing.
