New tile everywhere in 2020 . We replaced most all of the furnishings in 2020 incl. a king bed, queen sleeper sofa and twin sleeper chair. With this arrangement, the condo can sleep 5 people comfortably. Dining room chairs are comfortable faux leather . Our laundry has a newer washer & dryer and are a must for the most guest convenience. The balcony was coated with an epoxy finish in 2021. Seating is modern tan and dark blue chairs ( 4) , a round dining table and chaise lounger. You have a total beach/gulfront view from your balcony. Our condo is located towards the west side of the building. Below is the quieter lawn area and nearby tennis/shuffleboard courts. Our complex is right on the beach and offers an updated keypad gated boardwalk. On the boardwalk are multiple spray outlets. Guests and owners alike will appreciate the on-site beach chair service offered by a local vendor. The exterior pool is being renovated and is due for completion in March 2021. It will allow for more room than before and has a waterfall. The kiddie pool will have water spouts and splash zones. The upgraded grill space will include multiple charcoal grills with a covered seated waiting area. The pools themselves have ample chair and lounge seating around edges. The heated indoor pool was updated around 2019. There are multiple hot tubs nearby as well. The fitness center, sauna and racquetball court are in excellent condition and conveniently located on the 1st floor. There are multiple vending machines, an ice machine and an ATM machine located on the 1st floor as well. A private mailbox is on-site. Guests will appreciate there are 5 elevators total. Owners are able to anywhere. Covered parking is available for guests anywhere other than owners' space. The fact they can park on the 4th floor and have a short walk in, is much appreciated by guests. The location at Phoenix X is the most prized in Orange Beach. The Flora-Bama is located next door and is known as " the last American Roadhouse". In reality , its' a great tourist destination that families of all ages go to. You can take the family to play bingo , dine beach-side , listen to music and relax at. During the evening, it takes on an "adult only" entrance and offers music and dancing until the wee hours. The proximity to Phoenix X results in larger than average rentals for owners. There are four restaurants nearby which are another reason people rent our unit. The Flora-Bama, The Ole River Grille, The Flora-Bama Yacht Club and the Waffle House all are beach-wear dining acceptable and have meals from burgers to the best filets and fish dinners . You can have glass of wine of a bush-whacker and have short walk back. Across the street is FloraBama watersports. You can rent personal watercraft, paddleboards and boats here. We've used Brett-Robinson management company for our rental program, although we have self-rented in the past. Our rentals have been excellent and some of the highest in the building on 1/1's . If you choose to use Brett-Robinson, they offer on-site check-in's for your guests. The lobby area of Phoenix X offers seating areas, a coffee service station and computer with printer. There is also a small conference room which seats around 100. Owners with pets will appreciate a walk area with disposable containers. You are within a close drive to many nearby restaurants , grocery and shopping areas. Pensacola International Airport is less than 45 minutes away for travelers flying in.
