Unverifiable income will NOT be considered. 7. Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no major violations or illegal activities, no unpaid NSF checks, and no damage to the unit at the time of lease termination. 8. Property management requires a good faith deposit (which will be used as the first month's rent) after the application has been approved. In the event the application is approved and the applicant fails to enter into a lease, the applicant will forfeit these funds. 9. Applicants will be required to pay an agreed upon Security Deposit or Non-Refundable Move In Fee and a $200 administrative fee 48 hours prior to move-in. 10. The number of occupants must be in compliance with HUD standards/guidelines for the applied for unit. Company policy is to report all non-compliances with the terms of your rental agreement or failure to pay rent, or any amounts owed to the credit bureau as allowable under applicable laws. 12. Due to the increased risk of fire, increased maintenance costs, and the known health effects of secondhand smoke, smoking is prohibited in any area of the property, both private and common, indoors and within 15 feet of the building including entryways, balconies, and patios. The policy applies to all residents, guests and service persons. Residents are responsible for ensuring that family members, roommates, and guests comply with this rule.
