Of the cropland acres, 153.40 acre currently farmed, with the remaining 2.90 acres enrolled in the Conservation Reserve Program (CRP). The row-crop acres have a CSR2 soil rating of 69.5. Access to the farm is from V Avenue. This tract is located in Section 28 of Junction Township, Greene County, Iowa. Pipeline Easements & Information There is a Summit Carbon Pipeline Easement Agreement on 152.673 acres, excluding 7.327 acres in the southeast corner of the tract. The easement is 50 feet in width and permanent, with temporary construction easements in place as well. Summit Carbon has paid for this easement, although the pipeline has not yet been built. This easement is considered 'Phase 1', and there is a 'Phase 2' Easement Agreement that will be needed for Summit to continue their pipeline project; it has not been signed by the current owners. The Phase 2 pipeline comes from the south and meets with the pipeline in the northwest corner. It includes a permanent 50-foot wide easement covering 2.34 acres.
