Term This Lease shall be for a minimum term of two (2) years. The Lease Term begins on the date of signature and ends on at least 24 months from date of signature, unless otherwise terminated in accordance with this Lease and applicable law. Tenant acknowledges that the two-year term is a material condition of this Lease. Any early termination by Tenant before the expiration of the minimum term shall constitute a breach of this Lease unless otherwise permitted by the Lake County or agreed to in writing by Landlord. Peaceful Enjoyment & Noise Tenant, household members, and guests shall conduct themselves in a manner that does not disturb neighbors' peaceful enjoyment. Landlord Access (Including Semi-Annual Safety & Preventive Maintenance Visits) Landlord and Landlord's agents may enter the Premises for inspections, repairs, maintenance, or to show the Property with at least forty-eight (48) hours' prior notice, except in emergencies, in compliance with the Lake County laws. In addition, Tenant agrees that Landlord may conduct a scheduled visit every six (6) months for the limited purposes of: Inspecting and maintaining smoke alarms, carbon monoxide detectors, and fire extinguishers; Replacing or servicing the HVAC/AC air filter; and Applying a preventive anti-clog treatment to bathroom drains and the kitchen sink to reduce buildup and plumbing issues. Such visits shall: Be conducted during reasonable daytime hours; Be preceded by at least forty-eight (48) hours' written notice via email, text or mail. Tenant shall not unreasonably withhold access for these safety and maintenance visits, which are intended to protect the Premises, comply with safety laws, and prevent avoidable damage. 7. Pets No Pets Allowed No pets of any kind are permitted on the Premises, including but not limited to dogs, cats, birds, reptiles, or any other animals, whether temporary or permanent. Any unauthorized pet constitutes a material breach of this Lease and may result in written notice to cure or termination in accordance with the Lake County.
