Lawn & Exterior Maintenance: Tenant agrees to maintain the lawn and exterior of the property in a neat and orderly condition at all times. This includes regular mowing, leaf removal, upkeep of seeded areas, and general yard maintenance. Grass must be kept at a reasonable height and free of excessive weeds, debris or vehicles. If Tenant fails to properly maintain the yard after written notice, Landlord may arrange lawn service and charge the cost to Tenant as additional rent. If Tenant elects the $850/month rent option, Landlord will provide routine mowing service. Tenant remains responsible for keeping the yard free of trash, pet waste, and personal debris. Property Inspections: Landlord reserves the right to conduct routine monthly inspections of the property to ensure compliance with lease terms and proper maintenance. At least 24 hours' notice will be provided prior to entry, except in cases of emergency. Inspections will be limited to visual assessments of the property's condition. Failure to allow lawful access may constitute a lease violation. Pet Policy: Pets are permitted only with prior written approval by Landlord. A maximum of two (2) pets are allowed. Small dogs (under 40 lbs) and cats only. A $400 nonrefundable pet deposit per approved pet is required. Tenant agrees to maintain control of pets at all times, prevent nuisance behavior, promptly remove pet waste, and pay for any damage caused by pets. Unauthorized pets are strictly prohibited and may result in lease termination.
