A lovely year round home on Stoddard Pond (aka Mill Glen Pond). We're part of the Mill Glen Campers Association. Our home is beautifully situated on a peninsular, surrounded by water and pristine woodlands which are owned by the Association (135 acres pond and land). The pond has an average depth of 3-10 feet. Is pristine and abounds with wildlife: beaver, otter, water fowl, frogs, abundant fish, turtles, etc. We do have to deal with milfoil in the summer. _____________ The home is fully winterized and fully furnished with high end furnishing throughout. It's an open concept first floor: living/dining/kitchen. The master bedroom can be on the main floor, or in the loft. We prefer the loft. Our finished basement is now configured as TV/Entertainment area and home recording studio. It could function as a third bedroom. Water is supplied by our well. It's pumped to the tank and through our dedicated water treatment system, mainly to control mineral levels. It supplies perfect drinking water. When we purchased the home in 2002, we passed Title 5 inspection. _______________________________ On-site is a bunk house (the original camp in the 50's-70's) that sleeps a family of four. The bunk house is furnished with a double bed (and a premium mattress), bunk beds, and small dinette set. It also has electricity and a wood burning stove (fully vented with chimney). It's suitable for three season occupancy. ___________________________________ We built a 10 x 12 storage shed on the property: a proper sturdy shed, not a flimsy prefab thing. Handy for yard tools and things you can't bear to part with yet. _______________________________ We put in a new Rinnai heater a few years ago. It keeps the whole place comfortable. We light the wood stove when it's very cold. The metal roof was installed in 2013. Installed under the roof is 5" of rigid foam insulation. After installation our propane costs were cut in half. There is a 500 gallon propane tank buried in the yard. Our yearly costs are now about $900. _______________________________________ We own the buildings. Our lot is leased. Essentially we lease the lot to ourselves, as we are stock holders in the Mill Glen Campers Association. When we purchased this property, in addition to the buildings we received a share of stock making us 1/16th owners of the 135 acres. We also signed a lease for the lots. We lease two lots for $60 a month, total. The lease renews automatically every seven years. The combined lease and property tax is $225 per month, but paid quarterly. ______________________________________ We paid cash for this property, mainly because mortgage companies are a bit confused as to how title is held. We don't fit the narrow mold required these days to grant a mortgage. So I suspect if you have an interest, be prepared to pay cash rather than seek a mortgage.
