Non-refundable deposit and 10% rent increase due prior to move-in. Tenant responsible for: renters insurance, timely rent payments, personal property kept within rented unit and its respective porch/deck, quiet hours between 10:00pm and 7:00am, trash disposal and removal acquiring personal property insurance and liability insurance for rented unit. Additional fees and/or charges to be paid by tenant, when necessary, for: loss and replacement of property and mailbox keys, overdue rent, exceeding monthly utility allowances, violating property rules and regulations, improper parking, damages occurring from tenant's actions or negligence.
