Appliances provided at move-in include the stove, dishwasher, and over-the-range microwave, all in working condition and offered "as-is." Tenant assumes full responsibility for the repair, maintenance, or replacement of these appliances during the lease term. Refrigerator, washer, and dryer are not included. Owner will remain responsible for major property repairs and system failures not caused by tenant misuse, neglect, or malicious damage (examples: plumbing leaks, electrical issues, HVAC system repairs, roof leaks, or structural issues). Damages: Tenant is financially responsible for any damage to the property, appliances, or systems resulting from tenant misuse, neglect, or malicious behavior. Costs for repair or replacement may be deducted from the security deposit and/or billed directly to the tenant if damages exceed the deposit amount. Holding Deposit & Security Deposit: A holding deposit of $4,000 is due at signing to reserve the property. If the tenant fails to move in after signing, the holding deposit will be forfeited as liquidated damages to compensate for lost rental opportunities. Once the tenant moves in, the holding deposit converts to the security deposit.
