    For sale by owners. Brokers, please do not respond. We are steeply discounting this 2-bedroom apartment because we are selling it ourselves, without a broker. But if we are not able to sell it within April, we will hire a broker (who we’ve already selected), in which case we must substantially raise our price. Also, please note that all of the photographs are of our actual apartment with our own furniture. None of these pictures are staged or fabricated. Our condo is located in the well-known Delegate building, in midtown Manhattan, on the northeast corner of 45th street and Second avenue, one block from United Nations and 3 blocks from Grand Central Station. Our apartment, 8E, is a bright and generously sized 2-bedroom corner unit. Thus, it also overlooks both Second avenue and 45th street (with a great view down Second avenue), and it contains a virtually unbroken wall of 14 large windows (each 38 inches wide and 60 inches high), all of which are unobstructed by other buildings. So this apartment gets a tremendous amount of sunlight. Our apartment has five closets (2 in the master bedroom and 1 in the guest bedroom), and it also includes one walk-in closet and one pantry, and the master bedroom has a custom-built, $13,000+ wall-to-wall, floor-to-ceiling, wood cabinet with large, deep drawers and an opening for a large television. In the living room is a beautiful Veneto China cabinet (95½ inches long, 83 inches high, and 13¼ inches deep; original cost: $3,502) and a peach-colored Maurice Villency Italian leather couch (78½ inches long, 28½ inches high, and 32¼ inches deep; original cost: $4,587). We’re including all of these in our selling price. There are 2-elevators, 24-hour doormen, a live-in super, a laundry room, a bicycle room, and possible access to a personal large storage bin in the basement (80 inches high, 48 inches wide, and 48 deep) for an extra $100 per month. The building is also pet-friendly, and at least two handymen are always on the premises to attend to any of the residents’ needs. Tenants also have access to the roof, which provides a beautiful panoramic view of the city, and we also have a very attractive lobby. Given its prime location in midtown Manhattan, its large living room and two large bedrooms, and all the other amenities, we don’t think you will find a comparable apartment at a lower price.
