Rent & Utilities Monthly rent shall be due on the agreed date each month. All standard utilities are included with the rental of the condo unless otherwise stated in writing. 3. Occupancy Only tenants listed on the lease agreement are permitted to occupy the property unless written approval is provided by the landlord. 5. No Smoking Policy This is a strictly non-smoking property. Smoking of any kind is prohibited inside the condo, on balconies/patios, and within community restricted areas. 6. Pet Policy Pets are not permitted on the property at any time unless otherwise approved in writing by the landlord. 7. Dock Slip & Storage Optional boat dock slip access and additional storage may be available for an additional monthly fee and must be agreed upon in writing. 8. Maintenance & Damages Tenant agrees to keep the property clean and notify the landlord promptly of any maintenance concerns or damages. Tenant may be responsible for damages caused by negligence or misuse. 9. Community Amenities Tenants may use community amenities, including BBQ areas, in accordance with HOA/community rules and regulations. 10. Quiet Enjoyment Tenants agree to conduct themselves respectfully and avoid excessive noise, disturbances, or illegal activity on the property. 11. Security Deposit A security deposit may be required prior to move-in and may be withheld for damages, unpaid rent, excessive cleaning, or lease violations in accordance with state law. 12. Termination Either party may terminate the month-to-month tenancy with proper written notice as required by state and local laws. 13. Compliance With Laws Tenant agrees to comply with all local, state, HOA, and community rules, regulations, and applicable laws during the lease term.
