    PINEWOOD IS READY TO RENT NOW. To tour 3013 Pinewood Drive, I require a PHONE conversation or a credit app prior to touring the house. The house has been recently renovated, is approximately 1100-1200ft2, including new roof, new waterproof laminate flooring throughout (oak floors were ruined by cats), new paint, blinds, and light fixtures. It features a renovated laundry/utility room w/ new washer/dryer, and floor to ceiling built-in deep open shelving. House is located at the end of the street, just short of the cul-de-sac. It features a large fenced in backyard (big enough for volleyball, badminton, croquet), a small deck, and no neighbors behind you. The yard will need seasonal upkeep (mow, edge, blow, and seasonal leaf removal). You have the option to do it, or I will provide the service via third party for approx $50/visit, or a combination of you and a third party. Home is in a quiet, safe neighborhood. Super centrally located, 15 minutes to Oceana Base, four minutes from the Lynnhaven Parkway on-ramps to 264 E/W, 15-20 minutes to the oceanfront, near lots of shopping including Trader Joe's, Whole Foods, Fresh Market, Kroger, TJ Maxx, clothing stores, many restaurants and Town Center (shopping, restaurants, entertainment, national chains), to name a few. Schools are Kings Grant Elementary 1.1 mile, Lynnhaven Middle School 2.9 miles, and First Colonial High school 5 miles. Dogs are negotiable, all other pets are not allowed. There is a no smoking/vaping/drugs policy on the property, violation of these two policies will result in eviction. This policy also includes your guests. Tenants will not create any type of fire pit on the property, and burning leaves is prohibited. Rent is due at the first of the month. You may park two cars stacked in the driveway, and there is parking along the curb in front of the house. No parking on the grass. Mostly basic tenant rules apply as I have outlined. Neighbors are nice and generally considerate. I'm easy to get along with and make repairs quickly. Military welcome. Lease is one year. Tenant(s) will be responsible for ALL utilities to be turned on while lease is active. In the event that the gas/electric company(s) turn their services off, and it results in the pipes freezing in the winter, the tenant will be responsible for the repair of the burst pipes and any water damage that it causes. You will be responsible for changing the filters in the vents, I provide filters. The lawn requires care, this includes mow, blow, edge, and there is seasonal leaf removal. You can do this on your own, or it can be added to your rent ($50-60 per visit), or a combination. You will need to own a working vacuum cleaner. No smoking (or vaping), no drugs, including guests, anywhere on the property. Violation will trigger eviction. Up to four running cars are allowed and must be registered to someone living in the house. Military car situation can be discussed. No parking on the grass. All adults in the house will be required to sign the lease. Should we negotiate a house trained pet, there will be additional responsibilities. You must keep the dog clean and keep the feces in the backyard picked up and bagged and put in the trash trashcan. Smell of pet urine or feces in the house will not be tolerated, and you will be asked to rehome the pet, or terminate your lease. Any renter/pet/visitor damage to the property will be repaired by my handyman and renter(s) will be responsible for the bill. Multiple incidents of damage (pet or otherwise) will result in eviction or voluntary rehoming of the pet. Sorry no cats, I am allergic to them. Prior to me purchasing the home, all of the beautiful oak floors were ruined beyond repair, and are now underneath a new laminate floor. WATER LEAKS OF ANY KIND MUST BE REPORTED ASAP. In the event of a clogged pipe, anything the Plumber pulls out other than toilet tissue will result in renter(s) paying the bill. Regarding the kitchen sink: DO NOT pour grease or fat down the sink or disposal, get a coffee can. DO NOT put steak bones, ribs etc. in the garbage disposal, use your common sense. If the problem is caused by you, your guests or your approved dog, you will be responsible for the bill. I am a good landlord and I get things fixed quickly. Please call me, do not call a repairman (you will have to pay him/her), do not attempt the repair yourself, I will provide the required repairman.
