Tenant pays gas, electric, and trash (all direct billed to tenant) and is responsible for yard and home maintenance/upkeep (cleaning, light bulbs, filters, etc.). Owner pays for septic maintenance and building/appliance repairs. Parking is open (no garage). Tenant shall keep the yard clean and have minimal outside storage and must comply with HOA rules and regulations. RV/boat parking okay with landlord approval. Minimum lease term one year. After initial application/discussion with Landlord, a $50 background check fee will be required. If Landlord approves the Tenant background check, Landlord will submit a lease to Tenant for review. Upon execution of the lease, the first month's rent and a security deposit equal to one month's rent, payable by cashier's check or electronic transfer, will be due prior to move-in. The lease will prohibit subleasing, assignment, short-term rentals, and occupancy by any party not named on the lease.
