    This +/- 19-acre property located in Sibley County lies along the Minnesota River, less than two miles south of the bridge adjacent to Henderson. This property is landlocked with no public road frontage or easement access. However, there is a relatively close boat access area on Minnesota State Highway 19, just outside of Henderson and another access area even closer called the Henderson Station River Access and Park. With an access area this close, this is one of the more convenient landlocked properties you may come across. The property itself is almost all woods with open grass and brush areas mixed in. On the west side of the property are some smaller bodies of water that fill up with water on high water years. These wetland areas make excellent waterfowl hunting in the fall. Outside of the +/- 19 acres, the property is surrounded by +/- 30 acres of state land. The state land encompasses additional woods and wetland areas, opening the door to further recreational opportunities right next door. When it comes to land on the Minnesota River, it is often thought of as hunting land. In most cases, that is its best use. However, anyone who owns land can tell you not to overlook the more subtle recreational activities, such as camping, boating, hiking, kayaking, foraging, and more.
