There is only 1 shared wall and it is in the kitchen of the house. The lease offered includes the house, 2 off-street parking spaces (street parking is generally easy and available) and yard. There is a detached garage on the property which is not included, along with the ADU. Rent includes gas/electric ($350/mo) and water/sewer/trash/recycling ($150/mo). Up to 2 approved dogs are allowed with $100/mo/dog pet rent (I will refund half at the end of the lease for good dogs). Cats are not allowed. Tenant is responsible for weekly(ish) lawn mowing in season, I shovel sidewalks in winter. Located just west if Bozeman High, there is highly walkable shopping and a Streamline busstop across the street. Downtown, midtown, and MSU are easily bike-able, and there is quick access to the interstate and all that N 19th has to offer. Many recent updates include new carpet, flooring, and paint throughout. All 3 bathrooms have been updated as well. Handsome and modern hickory cabinets house stainless steel appliances (brand new fridge!) in the kitchen. A large mechanical room in the basement has washer/dryer (feel free to bring your own though), a utility sink, separate entrance, and plenty of storage room. There are large living areas on both floors. Main floor has 3 br/2ba (includes master br/ba), basement has 2 br/1ba. The backyard features a covered, elevated patio, gardening area with raised beds, and plenty of room. Admittedly, this is a somewhat unusual rental situation with the landlord living (separately) on the property. I'm a friendly, longtime local who lives quietly and minds his business. Speaking of which, I have a small woodworking business that I run from the detached garage. You won't see me much unless there is a maintenance issue or something that needs my attention. I want my tenants to live and socialize as they would in any rental, but if you are prone to throwing raging, blow-out parties frequently, this may not be an ideal fit. All that said, I believe the situation is an improvement over renting from most property management companies. I do my best to be responsive and sympathetic, and to work with my tenants. I know life can be a wild ride at times. Apologies for the novel-like description. Just want to be sure folks know what they are applying for. Lease is for one year, although if tenant is agreeable we can lengthen the term to end sometime in the summer of 2025 when moving is more pleasant. The lease will not be for less than 1 year. No smoking is allowed.
