TERM This is a month-to-month tenancy beginning on ______________________, and shall continue until either party terminates the tenancy with proper notice in accordance with Section 13 of this Agreement. 2. MAINTENANCE & REPAIRS Tenant agrees to: Maintain the premises in clean and sanitary condition Promptly notify Landlord of any needed repairs or damages Not make unauthorized repairs or modifications 10. RIGHT OF ENTRY Landlord may enter the unit with 24 hours' written notice for repairs, inspections, or showings. No notice is required in case of emergency. 11. ILLEGAL ACTIVITY Tenant shall not engage in, or allow any guest to engage in, illegal activity including but not limited to: Drug manufacturing or distribution Prostitution or illegal business activity Weapons storage in violation of local law 12. GROUNDS FOR EVICTION The following are valid grounds for termination or eviction: Non-payment of rent Repeated late rent payments Lease violations (including occupancy, pets, or unit alterations) Refusal to vacate after proper notice Illegal activity If any violation occurs, Landlord may issue: Notice to Cure: Tenant will be given 10 days to correct the issue Notice of Termination: If the issue is not resolved within the cure period or for serious infractions (e.g., illegal activity) Month-to-month tenancies may also be ended without cause with proper notice, as outlined in Section 5. 13. TERMINATION Either party may terminate this Agreement with proper written notice: 30 days if tenant has lived in the unit less than 1 year 60 days if tenant has lived in the unit 1 2 years 90 days if tenant has lived in the unit more than 2 years Notice to Terminate must be in writing and either hand-delivered or sent via certified mail. 14.
