1. Utilities:
Tenant shall be responsible for the payment of all utilities associated with the rental unit, including but not limited to:

Water
Gas (if applicable)
Trash Collection
Recycling
Internet
Cable TV
Tenant shall place all utilities in their name by the day of lease commencement and provide the Landlord with copies of the confirmation documents before the lease start date.
Tenant shall be responsible for the punctual payment of all utility bills. Late fees or penalties incurred due to late or non-payment by Tenant shall be added to the following month's rent.
Landlord reserves the right to verify utility account status at any time during the Lease Term.
2. Homeowners Association (HOA) Fees:
Landlord shall be responsible for the payment of all HOA fees associated with the rental unit.
3. Additional Notes:
Landlord reserves the right to adjust the monthly rent in the event of significant and unforeseen increases in HOA fees. Any such adjustment will be made in accordance with applicable law and with written notice to the Tenant.
