Please read our requirements and policies that are below, and let us know that we can approve you based on those requirements. If you do that, you'll be the first person to see the apartment. We need you to do that before we can speak and schedule a time to meet at the building. If you don't let us know that you meet our requirements, we're going to email back and ask again. We don't want to waste your time or ours. When we email back, we'll send our tour video for the apartment. That will give you a great look at the apartment. Here are details about the apartment. The electrical service for the building is updated and there are high capacity outlets in the apartment that can handle any appliances. This apartment has large gas wall heaters in the kitchen and living room. The heaters have very powerful fans and this apartment is nice and warm in winter. The heater in the living room is 1 year old and the other heater has just been serviced and inspected and is in excellent working condition. There is no central air conditioning. We have high capacity outlets that will more than handle window units. You would pay the gas and electric bills. Everyone in the building is very nice. This is a quiet block with a lot of families. 3 of our neighbors have lived on the block for over 35 years and one has been here 46 years. Everyone on the block is very nice. There is a church 3 houses away, and that helps a lot in keeping this a quiet block. We do a lot more screening than most landlords as we are very careful who we rent to. We do not want or allow problems or drama in our building. Our residents appreciate that we do our best to make sure that they have great neighbors. These are our requirements and screening process. 1. A credit score of 650 or above with no recent collections or unpaid bills. We won't hold medical bills against you. If you know your credit score, let us know that. You can check it easily online. 2. A monthly income before taxes of $2,300 or more per month (total from everyone on the lease). 3. We verify your work history with a current paystub and a W-2 from last year. 4. You are 25 years old or older. 5. No crazy noise, parties, or drama. We want residents that are done with their crazy party years. We want people who will be great neighbors. Constant noise or other behavior that disturbs the other residents will terminate your lease. 6. All adults 18 or older must be screened. That applies to anyone who moves in later. We don't let anyone sneak someone in who would never pass our screening. We are very quick to deal with problem tenants. Because we screen our residents thoroughly and have these policies, you can be sure that your neighbors will be good neighbors. If you are pre-approved based on those requirements and are interested in renting the apartment, the formal application process will include a credit and eviction history and a criminal background check. We comply with all federal, state, county, and city regulations. We do not discriminate against anyone, and we welcome everyone. We can arrange for you to view the apartment this week A tour can easily be arranged most days during the week starting in the afternoon from 4-9, or in the afternoons or evenings on the weekend.
