Water usage to be conservative due to ongoing drought situation in California. Basic Direct TV included, anything more will be paid by tenant. Tenant to be responsible for watering potted plants on patio to keep them alive and healthy. Tenant responsible for putting trash out. Tenant is responsible for taking care of the property, furniture and appliances and for letting owner know of any issues immediately. Tenant is responsible for replacing lightbulbs and other consumable items.
