Home in family since 1961, currently in trust. Home burned Feb. 24, 2018, claim denied and in litigation. Primary physical damage was to back bedroom and central hall area with smoke and water throughout. Hardwood floors in living room, hall, and existing master bedroom believed salvagable. 40 year steel roof installed in 2017 months before fire. Stairway was going to go where existing second closet in existing master bedroom sits, with space from heater alcove and living room closet as stairwell. New second floor would consist of master bedroom, full second bath and office/dressing room with an exit to the back yard via deck and stairs. Note that the two trees appearing in public photos have been professionally removed and are no longer present. This plan would repair damage while bringing the homes space and amenities into line with the homes surrounding it, which have all been extensively expanded. The back yard has a dilapidated 20x20 garage sitting on a 2 to 4ft thick concrete slab (due to sloped grade) which could be used as a base for a above ground pool, bbq pit, brick oven, gazebo, or even expanded to create a storm celler. Garage has two 20 foot laminated beams in it which could be used in repair work, as stair materials, abuilt in bar top, etc. This propery could be significantly upgraded without overdoing it. Another recent fire damaged property over the hill at 601 W55th, 72118 is currently showing a Zillow estimate value of 156K, so there are comparibles within a short distance evidencing that there is money to be made here for someone with a crew, imagination, and some capital. My primary goal is to get this home into the hands of someone who can return it to productive use and at the same time help me take the next steps I need to take.
