(Credit scores between 624 550 can be approved with additional security deposit and last-month's rent; below 550 requires a strong cosigner or lease paid in full). 4. No felony convictions in prior 7 years and no sex offenders. 5. No evictions within the last 7 years, no bankruptcies unless discharged, and no money owed to a property management company, landlord, or utility company. Application and Leasing Process: 1. If you wish to apply, we will send you a link through TurboTenant for each applicant over 18. Their fee is $45.00 per applicant, non-refundable. 2. Once approved, you'll have 24 hours to pay a $500.00 non-refundable deposit to secure the apartment. This deposit will be applied to your first month's rent. We will hold the apartment for you for no more than 20 days prior to move-in. 3. Your lease will be sent to you via TurboTenant for signatures. Leases are for 12 months and must be signed before your move-in date. 4. A refundable security deposit equal to one month's rent and any additional security deposits and/or last month's rent (e.g., due to low credit scores) must be paid prior to move in. For move-in dates between the 1st and 19th of the month, only the prorated rent for that month is due. For move-in dates between the 20th and 31st, the first full month is also due at move in. Pet Policy: 1. If you have an ESA or Service Animal, provide a letter from your healthcare provider. We do not accept letters from companies located online. 2. All other pets must be approved in advance. We do not accept the following dog breeds without a Canine Good Citizen (CGC) certification from the American Kennel Club or a letter from your current landlord saying the dog never caused trouble and proof of up-to-date vaccinations: Pit Bull Terriers, Rottweilers, German Shepherds, Doberman Pinschers, Chow Chows, Akitas, Siberian Huskies, Alaskan Malamutes, Cane Corsos & Mastiffs, and Wolf Hybrids. 3. There is a $25 a month pet rent per pet up to 2 pets. 4. There is no pet rent for fish tanks, but we require an additional $1,000 security deposit to cover the potential damage should one fall.
