The good: Walking distance to city park, city pool, ball fields, eating (DQ) and downtown Paola businesses. Less than 2 miles to almost anywhere you need to go in town. Central heat and air. Well insulated. Storm windows all-around. Mini-blinds throughout. Furnace and water heater are natural gas. Hardwood floors in the living room and one bedroom, carpet in 2 bedrooms, laminate flooring in the kitchen. Large open kitchen, quality old cabinets. About 14' x 17', with eating space in kitchen. The window over the sink has a nice view of the west side yard. The previous tenants enjoyed flowers and planted many. There are tiger lilies, roses, gladiolus, poppies, peonies and others planted all over the property. Oversized lot, there is plenty of room for a large garden. Electric stove furnished* Refrigerator furnished* Washer and electric dryer hookups. Washer and dryer are furnished* *appliances are used, clean and in good working order today. They are furnished for your use for as long as they function. Repairs are the tenant's responsibility. If they break, I will assist with sourcing replacements, usually from craigslist. You are welcome to bring your own appliances if you prefer. Paola schools. 3 blocks from Holy Trinity Parish School. Reasonably quiet neighborhood, not a main thoroughfare. Mature trees, lots of shade. On and off-street parking. Plenty of elbow room for clotheslines, BBQ, gardening. The utility room is adjacent to the kitchen, not in the basement. Bedroom #1 is decent sized, about 12' x 14'. It has east windows, great for waking to the morning sun. Easy entry, one step onto the front porch. There is a large shed suitable for lawn mower and tool storage. It is not suitable for storage of household goods that must be kept dry. The traffic in Paola is usually civil. Once you get out of Olathe / Overland Park / Lenexa / JoCo, you won't want to go back. If you enjoy mowing and gardening, you will love this place. If mowing a large yard is not your thing, you'll want keep looking. Some less-than-optimum points: This house was built 100 years ago by people who were not tall. If you are over 6', there are two doorframes in this house that will give you trouble. You will be ducking your head every time you go into the basement. (I'm 6'1") Closet space is limited. The main bedroom (#1) shares closet space with the kitchen pantry. Bedroom #2 is small, about 8' x 10'. Bedroom #2 has no closet. Bedroom #3 is also about 8' x 10'. Bedroom #3 has a small (4'x4') closet. Access to the bathroom is through bedroom #1 and/or #3. Ceilings are 7' throughout the main level. Bunkbeds could be a tight fit for the top sleeper. No dishwasher. No bathtub, shower stall only. The basement is not suitable for finishing. I can show it evenings and weekends. For 3 individual roommates sharing rent, the rent is $1050 / month. Deposit is $1050. All will sign lease agreements, all will abide by the terms. I will collect one check for deposit(s) and rent. For a couple or family, the rent is $850 per month, 12 month lease + $850 deposit. Non-aggressive pets are OK, $200 pet deposit and $25 additional per month per pet. The yard is not fenced. Electricity supplied by KCPL. Last year's bills ranged from $64-128, averaged about $85 monthly. Natural gas supplied by KS Gas. Last year's bills ranged from $40-160, averaged about $80 monthly. Water/sewer/trash supplied by the City of Paola. Expect this bill to be about $105/month with light usage (3500 gal/month), it goes up from there. This is a clean neighborhood because the residents keep it tidy. Mowing and yard work are the tenant's responsibility. Mowing contracts can be arranged. Utilities are the tenant's responsibility.
